Terms and Conditions of Hire

Please read carefully before booking.

1. Payment please by Credit  Card through Pay Pal online, see 'Book Online'.  Or booking can be made by email / telephone and payment by cheque payable to 'Benmore Cottages', sent to address in 'Contact Us'.  You will then receive a confirmation.  If deposit or payment is not received by us within one week from reservation then we reserve the right to cancel the booking, and any confirmation becomes invalid.  Any outstanding payment balance must be paid on arrival.  If you have a problem please talk to us.
   
   
2. Your time of arrival should normally be after 4.30pm, and departure normally by 10.30am.  This is to allow time for cleaning the cottage.  Please inform us of your arrival time.
   
   
3. Hirers must be over the age of 18 years when making your booking.
   
   
4. The booking is made on the understanding that the property is to be placed at the disposal of the hirer on the date in question unless the owner is prevented from doing so by circumstances not under the control of the owner, in which case the deposit shall be returned to the hirer in full, but the Hirer shall have no claim on any account against the Owner.
   
   
5. We wish children to feel welcome at Benmore, but parents / guardians are responsible for supervising them, and ensuring that they enjoy themselves without causing damage to themselves, others or property.
   
6. Dogs are welcome, maximum of TWO DOGS.  We are dog owners ourselves, and are therefore aware that not everyone appreciates their company.  We therefore ask you to respect the following rules:
   
   
   • Dogs must be kept on a lead at ALL times in Benmore's grounds, and owners are responsible for their control.
   • Dogs must not be allowed upstairs in cottages, or on the furniture. (If your dog is used to lying on furniture, please bring your own substantial coverings for furniture).
   • Dogs must not foul the public areas and all fouling to be bagged and binned.
   • Dogs must never be left alone in the cottage or garden
     
     
7. We ask our visitors to respect our 'green policy' by recycling their waste and to use the minimum of chemicals during their stay, which will help to protect our 'Reed Bed System' ( see Main Menu).
   
   
8. You are the Hirer are responsible for the property and all equipment during the period of hire and for taking all reasonable care of it.  You are also responsible for the clean condition of the property and its untensils at the end of the hire.  Any damage will be charged to you, the Hirer.  We reserve the right to charge the hirer a returnable "Good Care Bond" against damage or loss, and this bond will be returned to the hirer on satisfactory inspection of the premises.
   
   
9. You the Hirer should accept responsibility and liability for all members of your party, and for your personal effects and health and safety at all times.  We recommend that you take out personal holiday insurance against accident, loss, theft and cancellation.
   
   
10. Bed linen, towels and cleaning materials are provided.  A barbeque is available free of charge on the understanding it is returned clean.
    
    
11. Heating & Lighting.  Rose Cottage has oil fired central heating by meter using £1 coins , and electricity for lights/cooker/shower is by meter using £1 coins.      Toby Cottage has gas fired central heating , and electricity is metered.
    
    
12. In the event of non-arrival, and where no notice of late arrival has been received, the owner or representative reserve the right to re-let the property from midday on the day following the scheduled commencement of hire.
    
    
13. SMOKING IS ALLOWED,  BUT ONLY ON THE GROUND FLOOR INSIDE THE COTTAGE, AND WITH THE AGREEMENT OF ALL OCCUPANTS.
